Mortgage simulation with deposit and interest
Change the property price, deposit, term and interest rate. The calculation stays in your browser and is not a bank offer.

The financed amount is the property price minus the deposit entered.
Scenario inputs
Editable example, not an offer: property 400,000 lei, deposit 80,000 lei (20%), 30 years. Interest 5.5% for the first 36 months, then an assumed 7.5%.
From an estimate to a bank offer
- Enter the property price and deposit. The difference is the borrowed amount; the deposit percentage updates automatically.
- Choose the term and initial interest rate. The fixed period cannot exceed the loan term. Enter 0 fixed months for variable interest from the start.
- Set an assumed later rate and add known costs. Compare the result with a personalised offer using the same figures.
Questions about the estimate
Is this payment a loan offer?
No. It is a mathematical calculation using your inputs. The bank checks income, security and product conditions before making an offer.
Does the calculator show APR?
No. Nominal interest is not APR. APR needs the full costs and their payment dates; check the bank’s personalised information sheet.
Why does the later payment change?
After the fixed months, the calculation applies the later rate to the remaining balance and term. Your rate is an assumption, not a forecast of IRCC.
